Reflecting on the last financial year, the sales trends of 2023 to 2024 have seen a few changes compared to recent years. The landscape of the marketplace has changed dramatically in the last three years with a few obstacles affecting leisure property markets, namely the cost of money and the most significant contributing factor being land tax. These contributing factors have created a very price sensitive marketplace and an element of caution.

As one would expect, property prices have retreated.  A total of 64 properties transacted in the 2023-2024 financial year, compared to the 2022-2023 financial year, which saw 61 sales. The average days on the market is currently 72 days.

I’m proud to share that we achieved the highest sale price in Anglesea with the sale of 30 Melba Parade and GORRE has facilitated 13 sales for the financial year just completed, a solid effort in a testing marketplace.
