TOURIST DESTINATION TO RECEIVE MAJOR ACCESSIBILITY UPGRADE

Works began earlier this week on a $1.35-million upgrade of tourist facilities at popular local tourist destination Stevensons Falls, including a viewing platform, path and parking as part of a major upgrade.

The upgrades will make Stevensons Falls accessible for people of all abilities, with the construction of a wheelchair-accessible viewing platform, the widening of a pedestrian walkway to the platform and new disabled parking. A new wheelchair accessible toilet block will also be installed at the picnic area. There will be a new viewing platform at the ground level that will extend three metres out over the river. Seating on the platform will provide space for visitors to relax and enjoy the sights of the spectacular falls.

The walk between Stevensons Falls and the arrival area will also be upgraded, with resurfacing and widening of sections. The upgrade will include the installation of a new boardwalk that meanders through a plantation of Red Woods, across the Gellibrand River and along the riverbank. Downstream from Stevensons Falls, a dedicated picnic area will be built alongside the Gellibrand River and will include new picnic tables and additional seating. The current carpark will be removed, and a larger carpark will be built at the arrival area, including all abilities and minibus parking spaces.

This project is funded by the $106.6 million Victoria’s Great Outdoors investment to deliver better forests, parks, tracks, trails and campgrounds for regional Victoria. The upgrades aim to boost capacity of the destination, with visitor numbers expected to increase from 80,000 to more than 100,000 each year, once the project is completed.”

As we enter Spring, while the market has normalised from what we were seeing at the same time last year in the peak of the COVID lockdowns, there is a considerable backlog of qualified buyers on our database who have been waiting for the right property to come onto the market and with listings continuing to remain below normal levels right along the coast, prices are holding relatively steady. In response to the market ‘normalisation’  we have seen a recent shift in methods of sale with a reduction in the number of properties being offered for sale by “Expression of Interest” and a move towards more fixed or ranged asking prices.

High occupancy rates on investment properties of both holiday and permanent rental are generating significant rental returns which is keeping their owners well satisfied and reluctant to sell. With low stock levels and reduced options, owner occupiers are reluctant to move, with the dominant reason for sale of new listings being downsizing, upgrading, or age/estate related issues. There are certainly no signs of financial stress driving any sales.

So far there are no signs of the interest rate rises biting; however the effects usually lag by 3-6 months. The outlook for our unique coastal market remains very much ‘steady as she goes’.
